All about cross-leasing and subdividing

Councils look to the Resource Management Act, a piece of legislation that sets out the terms and conditions for cross-leasing and subdividing. At Auckland City the ruling states this is generally one dwelling per 500sq m or one per 375sq m.
Ross Miller, Auckland City Council’s subdivision team leader, says subdividing is now much preferred over cross-leasing, mainly because people like to have their own title these days. "The rules made cross-leasing easier and less costly to do in the past. But now there’s little difference between the requirements and cost. In most cases, cross-leases are done by people updating their existing leases when they want to make alterations." ...
